The price of a new roof varies widely, depending on the material selected, the contractor doing the work, the home itself, area of the country, local labor rates, time of year, and more.
To get a good idea of the cost for your roof, get two or three estimates from reputable contractors in your area.
Keep in mind that cost is only one factor, and it must be balanced against the quality of the materials and workmanship. For each roofing material there are different grades – and corresponding prices. Plus, there are a variety of styles and shapes. You need to look at the full product range and make a choice based on your budget and needs.
Within the roofing profession there are different levels of expertise and craftsmanship. Pick a contractor who is committed to quality work.
You should also consider how long you intend to live in your current home. You may want to spend twice as much on a quality metal aluminum roof and never have to replace your roof. Or, go with cheap asphalt shingles, but have to re-roof in 10 to 15 years.
Too often, roof problems are discovered after leaks or other serious damage occurs.
Periodic (minimum-once-a-year) inspections can often uncover cracked, warped, or missing shingles, loose seams and deteriorated flashings, excessive surface granules accumulating in the gutters or downspouts, and other visible signs of roof problems. Indoors, look for cracked paint, discolored plasterboard, and peeling wallpaper as signs of damaged roof areas. If you have access to your attic area, check for rusted nails, water stains and other signs of leaks.

One of the most crucial things to understand concerning the value of your home is the importance of repairing your roof. Should your home sustain any damage from high winds, storms or other disasters, you will definitely want to call a professional out to take a look. Unless you are familiar with roof repair and have experience doing so, calling on a professional is the best way to ensure the job will be performed properly.
You have two basic options:
♦ Roof Decking (roof sheathing) — The foundation (usually wooden) that all other roofing components are attached or nailed to..
♦ Roof Flashing — Typically flexible and thin metal that is installed to direct water away from critical areas (such as walls, roof valleys, chimneys, vents) on your root.
♦ Roof Underlayment — Usually a manufactured water-proof material that is installed on top of your roof sheathing to ensure water does not penetrate your roof. Many metal roofs rely exclusively on the underlayment to water-proof your roof.
♦ Eaves & Rakes — The edges of your roof. Rakes run at the slope edge of your roof. Eaves are the horizontal edges of your roof (parallel to your gutters).
♦ Roofing Square — Is a unit of measure that has been adopted by the roofing industry for determining costs and the required amount of material to complete roofing jobs. In common measurement terms, a roofing square is a 10 ft by 10 ft (100 square foot) area. Most roofing quotes use roofing squares to define the size of your roof.
♦ Roofing Hips & Valleys — Where two roofs meet, usually at a slope to form an angle, are referred to as valleys. Valleys enable water to flow properly. A hip is where two roof facets meet to form an exterior angle at a slope.
♦ Gable — A section underneath your roof where roof facets overhang a wall.
♦ Fascia — Just below the rakes and eaves is the fascia. Facial typically serves an aesthetic or decorative purpose but can also be a drip edge.
♦ Roof Pitch — Is a term used to state the steepness of a roof. For example, a 4/12 roof pitch means the roof rises by 4 feet vertically for every 12 feet of horizontal length. A 6/12 roof pitch is starting to be a steep roof requiring your roofer to take more safety measures, thereby also increasing the cost to service your roof.
♦ Roof Cricket — A sloped, double triangular structure that diverts water around walls, chimneys or other areas. It is typically used to remedy "dead valleys" where water might otherwise pool or be stagnant.
♦ Caulking — A sealant material used to water-proof or fix common roofing leaks. Caulking should not be the primary means of water-proofing but is often added to critical areas insuring an extra level of water protection. Proper flashing should be one of the primary means of water-proofing critical areas.
